Habitat for humanity slowly builds again on some of the vacant lots.

There are old house, barns, outbuildings and even a lighthouse all converted, and renovated into luxury homes.I've spoken and written before about charitable donation for real estate, and have personally donated property to a church, a college, Habitat for Humanity, local government, state government, and to a town to complete a local park. 

There are also lots that are unbuildable because they are in "Scrub Jay" habitats (a small endangered bird).

In WA a Land Trust is a specific trust with the sole purpose of protecting land from development and/or limiting use to protect wildlife and habitat. 

I was chceking into cheap materials and the Habitat for Humanity has some materials for cheap that are all in good shape for a flip.

I'd like to keep some amount of storage area in the basement for water heaters, maintenance equipment etc. so am targeting roughly 1,000 ft2 of habitatal space and a 200 ft2 maintenance room with no finishes.

I had a bunch of OREO in the crash and I gave probably 30 or 40 homes to Habitat and continue to help them.. you may look at that sort of thing to balance your conscience.
