Same thing here, just on a much larger and more important scale.

If you want to scale, it likely won't involve you running your own renovations as a GC.

In my ideal scenario, I would do some more entry level projects to start off while I learn the ins and outs, but my goal would be to eventually work on more luxury flips - larger scaled projects in more desirable neighborhoods (though fewer and farther between).  

Build a Scale model and see what it takes to get to your number.  

If you buy in a popular market, particularly in a Grade A neighborhood, you might experience negative cash flow.

One upside to me would consistent rent scale, meaning if you upgrade one unit early, you set the table for all of the units when done because they are all the same.

Building a network of agents, contractors, and lenders who understand cash flowing rentals and the BRRRR model will be key as you continue to scale.

So even though I'm new I've seen enough to know I want to scale this new construction/build to rent by the room strategy in my market. 

But if you’re unsure about compliance or plan to scale your real estate portfolio, I’d recommend consulting a CPA or attorney to avoid costly mistakes.

It is simpler and possibly faster to scale.
