There is a specific form (Equity Purchase Agreement) the law requires and a five day cooling off period with the Cancellation form specifically defined in the law, (even to font size) where the homeowner can cancel the sale five days after signing the Equity Purchase Agreement or up until 8:00 AM the day of sale.

I'd just tell them how great your offer will be and make sure you mention:1) I have no money and intend to put $0.00 in escrow2) I really don't know who the actual buyer will be3) I want to tie up your property as long as I can whilst I'm off posting my Day-Glo signs on the side of the road or mailing cheesy ma-and-pa letters with scrawl font.4) I'm going to write at least 20% below FMV so I can make my slice

If you get those correct (all the correct forms, in the right fonts with all the proper disclosures and forms for rescinding the contract), then I don't think the HUD1 matters.

I have yet to do my own handwriting in the letters but yellowletters.com and other similar sites do a pretty good job having fonts that end up passing as handwriting to a lot of people.
