I peeked in the windows today, saw 3 prong outlets, an electric panel outside that looked like it had current wiring, and I saw PVC pipe in the crawl space.

Toilet should move to the shower outlet position, sink should shrink down to a 16-inch vanity, or even better, a wall-mounted faucet and a vessel sink on a pretty little custom vanity.The key here is to convince the buyer that "it's small but it's NICE."

Nowadays I have a roster of probably 30 vendors that I can reach out to (and sometimes I blast through all my options for a particular problem).The biggest challenge is find good handymen for doing low hanging fruit (fix outlets, fix sink, change light fixture, spackle/paint).

If they have enough pride to water the grass flowers they will still do it even i they are paying the water bill.I think paying for utilites would lower your NOI.
