Wont have to wait and cross your fingers that it is working, and you will know right away.  

Seriously though, you are here at BP, and you have a wealth of knowledge and assistance at your finger tips.

I hate to say it but my experience has been that bad credit is almost universal with renters.The biggest issues I see that run someone's finances off the rails are a) divorce, b) student loans, and c) medical.Out of the couple of hundred potential tenants I've dealt with the last couple of years, I can count on two fingers the ones who had credit scores of 700+.

On the other hand, hopefully by doing so much major work up front, our maintenance costs over these next few years will be lower than budgeted (fingers crossed!).

I hear both pointing fingers and saying one didn't tell the other so how were they supposed to know.

It looks simple from my vantage point, but between working two jobs and being  a single mom, i am keeping my fingers cross.Once again, great job!!

I'm having trouble finding an end game for this one and would hate to let another opportunity slip through my fingers as I have spoke with a lot of sellers but have not yet closed a deal.
