Currently doing 3 renos, having an EDEN inspection today that will pass and closing on two more Friday, again all from OOS. 

I emphasized the quick closing timeline and my ability to pay cash via hard money financing to strengthen my offer.

A lot of investors will buy home in their personal name to get better financing and then switch the title to LLC soon after closing.  

There are lots of listings currently under contract, I guess the buyers are not going to show up for closing next week..
