Don't let them choose for you.Just inspect what you expect....Also I would talk to housing office in Memphis to get a feel of how many people are on the Section 8 waitlist, what kind of rents they pay, what zip codes are they targeting, see if they have any stats about how long tenants stay and average rent.While a lot of people try to look at google street view to get an idea of the neighborhood, there is no substitute for visiting in person.

Don't agree one bit with that statement and Im getting a feeling that most people in this thread are inflating the struggles I've been facing.

I had been somewhat interested in short term furnished rentals (30 days or more) I looked into Homesuite.com then I called a few operators around me to feel out the competition.

I feel like maybe these markets are too saturated.

A borrower really needs to have at least some "skin in the game" to make lenders feel comfortable.

Alternatively, I feel that a property manager could probably rent the property out and cash flow even after they take their cut, but I am worried about the screening process and potential tenants destroying my new home.
