Louis area, I would recommend reaching out to local investors on BP or enlist an agent to help you out with the process.

- The seller pays the agents, not the buyer, so enlisting an agent is free to you, and will help dramatically as long as they know the city well.

I was a junior enlisted sailor at the time (less than 25k per year) and chose to take care of my growing family with me in WA state and not pay my debts on the home in Florida.

I'm just a lowly enlisted worker bee ;)

Running rentals is not rocket surgery and you don’t need a mentor for that in my opinion it might be helpful when you hit snags but the concept isn’t very complex ..that being said ,there are other strategies in RE that I would consider enlisting a mentor for .

I'm a retired military guy who served in both US Marines and US Navy as an enlisted and later retired as Naval Supply Officer.  

I would recommend you enlist your agent and/or property manager to check up on the project and give status updates.

Do this before you enlist the services of a professional to write you leases.Good luck with your new investment.
