@Jack Taylor It depends on your goals, but it seems like you want to have your cake and eat it too.

If they are 20% below market in our area, you're easily talking several thousand dollars per year.Without a doubt, there is value in having great tenants, but with proper screening and setting the expectations up front, you can have your cake and eat it too with a great tenant who is willing to pay market rent.

It's like having your cake and, well the icing too!

@Joel Duguay - As already stated, the tax implications should be a non-issue on the sale of your primary residence.As an alternative to selling, you could also pull out a ton of equity with a HELOC and potentially have your cake and eat it too.

So I run down there after they leave, only to find...........she had left their wedding cake sitting out.

I finally got a PM for a third in 2020 and seller-financed off 14 last year and this. 6 now should be a cake walk. 

I also noticed that the pop corn popping pot she used was then washed in the dishwasher, so that became caked in a heavy oil residue.

Features like Alexa Guard are just icing on the cake for rentals where I may have concerns over security. 

This makes the condemned home I just bought seem like a cake walk!
