I've just closed on two turnkey deals in Memphis and so far it's been a good experience, so just weighing my next options and I think the BRRRR method will very likely increase my CoC return so just trying to build up some contacts should I decide to go that route as my next experiment.

These may be the easiest because if they are new constructions or full gut rehabs, you can see what the final product value is, and what these developers are buying at.It would be a good skillset to have to actually understand renovation and build cost.

L/O is a great strategy but you need to learn how to do it and do your due diligence.I am just buying 2 more properties using this method.
