I think we will see modest price increases in the single digits (say 3-4%) as the Fed eases back on rates.There are basically two long term plays in real estate - investing for cash-flow, and investing for appreciation.

(Be sure on those income streams, no speculation.)Have a good size cash reserve (I had at one point $115K in cash reserves in an account, because I was so cautious about life's surprises, especially medical, I have since eased up on that and put more than half of that to work for me in multiple income streams) waiting in a high yield savings account, or in some state of liquidity, that you can draw from at any time for those unexpected surprise expenses, because sometimes when it rains, it pours.

A lot of buyers in the past couple years purchased with the intent to rent their homes on a short-term basis (Airbnb) which caused prices to shoot up and for one reason or another, a lot of these buyers are deciding to cash out which is creating a large inventory of homes in residential neighborhoods and putting downside pressure on home prices.We are definitely seeing home prices in residential neighborhoods coming down a lot and with the high level of inventory, there seems to be more room to come down.Home prices on acreage in the more affluent parts of Joshua Tree and Yucca Valley (south of the 62 Highway) are slower to come down.
