I don't even do some of the jobs any more and I can come within 10% even on oddball stuff; one of my rentals we recently replaced the air handler, replaced the outside unit, and relocated the air handler into the attic and replaced some of the ductwork.

I am not adding any fees on the asking price.Details - House is in TN3 beds, with one bonus room downstairs with no windows4 baths4500 sqftroof around 15 yrs (pics have black mold, cleanable with bleach)AC units around same age, working but one needs 200 duct work and other needs new freon and leak fix.No foundation issuesBiggest concern imo would be the mold.Below are a few pics.
