In RI there is 60 day notice you must give to the elderly and disabled of an increase but the lease comes with the building so the date it expires is when you can target the increase.

With the ADA (Americans with Disability Act) you need to allow the tenant to install modifications to accommodate their disability at their cost.

Hello, I am a 17 year Army Vet that is looking to supplement my Disability pay.

Additionally, vets with a disability status equal to or greater than 30% are exempt from paying the loan's funding fee. 

Since hoarding is a protected disability, I must also be accommodating.  

@Andy Collins Glad you survived what could have been a serious injury.I was just reading an article about Disability Insurance for the self-employed & apparently some of the more frequent claims are from rental home owners. 

She said she is disabled and that under Fair Housing and Americans with Disabilities Act, service animals are exempt from any no pets policy.

If I'm not mistaken, you can remotely disable the alarm, or temporarily create a code for the prospective tenant to look at the house.  

Vaping could be used as a delivery advice for this "medicinal" product and thus those with disabilities/prescriptions might be covered as a protected class.
