I too believe that economies of scale will will give us more bang for our buck, but since MTR data is fairly new, it was also difficult to analyze the profit potential for a new 4plex.

Unless you've done substantial improvements to the building or used a large down payment when buying, it's unlikely this will work.Perhaps your best move is to find a new primary residence that is 2-4 units and repeat the process.

@Alec Barnes As the owner of a property management company in Texas, I completely agree that a solid screening process is essential for placing quality tenants.

Any good HML will be happy to share the contact info of borrowers so you can see how easy the process was and how well they treated the investor.Can you share a recent closing document or HUD?

I won't just write them all here but I highly recommend contacting a qualified 1031 intermediary to walk you through the process.

Processing fee is very small and you usually can get funds in 3-5 days!

Thank you@Brian Lubeck I believe you need to call the local DMV for where your trailers are located and go through the process for a replacement title.

@Will Jones, we are in the process of putting an offer on a piece of land in where we will build a building for one of my businesses and then lease out the rest of the space.  

If they are not paying rent then go through the eviction process as normal.

You can always leave and repeat the process and rent out your old living area.
