I commented on your other thread.. sounds like in your state there are upset rules... and or redemptions.. foreclosures require big boy and big girl pants.. nothing unethical about trying to upset you .. as long as its legal nothing wrong with it.I know there are some crazy rules in north Carolina when I was contemplating getting set up in charolotte to buy courthouses steps and I waffled and then decided to go to GA.. were there is no upsets.

I was contemplating your reply and all I could think about was that I don't "want" to be an agent the same way I "want" to be a rock star.

I am contemplating exiting via outright sale of the property, keeping as a rental, or selling via seller carry back.  

Already contemplating my 2nd purchase (SFR or multi-fam?).

@David FernandezTechnically your boiler is an HVAC system (heating), but I gather you are contemplating replacing the hydronic heat with forced air.If the property is in an environment where there is a significant cooling season, then the extra cost of switching to a central air handler (i.e. heat pump w/ ancillary gas for additional heat), removing the radiators and lines and installing ductwork may make longterm sense.If there is not a significant cooling season, then it would be far more economical to replace your old boiler with a new high-efficiency condensing gas boiler (~95% efficient).  

I had contemplated not going with carpet before but didn't want to completely dismiss it due to Buffalo's cold winters causing cold floors, and a family member being adamant that nobody will want to rent a place with no carpet.

@Bo McCoy, If you're contemplating sell then you ought to do a calculation with your accountant to get your adjusted cost basis.  

I have been contemplating if pursuing this advanced degree will have the best ROI in regards to my goals.
