Life has thrown me few curveballs so I'm just making sure my rationale is good here...I am currently under contract for an ~2000 sq ft (total) triplex that consists of a 1br/1ba separate unit (700 sq ft) and a duplex comprised of a 2br/1ba and 1br/1ba.

I like the stability of non-student rentals, plus students are often living on their own for the first time and that can create more problems (eg dish soap in dishwasher).Take your time to look at places.

I personally wouldn't push it, since the broken exterior pane should comprise the water tight-ness of the window and the energy inefficiency affect will be the tenants to enjoy . . . safe and sound from that pesky virus!

You pay all the utilities; you need a full unit of furniture and decor; you need plates, utensils, pots and pans, glasses and cups, coffee maker, toaster and basic cooking supplies; you need linens and towels, soaps and shampoo and conditioner and blow dryers and basic bathroom supplies; you need laundry soap and supplies; and you have the cost of cleaning on the turn (usually charged to the guest but you still have to manage it).

The bank where commercial only makes up a small part of lending for them they tend to be ultra conservative on rate and terms and price in risk because they do not understand that space on a deeper level they just dabble in it.Other commercial lenders where a majority of their business comprises that they usually have a more intense knowledge of the subject so can give better terms to mitigate risk in their eyes.
