Go through the contract with a fine toothed comb......80-90% of contracts are voidable.

Reason being, my market is highly competitive and many of the deals I post on here have already been combed through by local investors, other Realtors and sometimes, my local MLS.That said, a great deal in a sought-after location should get traction on here.

I've even had inspectors tell us to make unnecessary repairs in their "opinion" until we got a licensed architect involved to correct them.100% agree with all of this, especially the part about NOT bringing in the city inspector. 9 times out of 10 they'll make things much, much worse by some combo of shutting down the job, fining you, demanding some crazy "fixes", documenting site conditions incorrectly, or deciding to make an example out of you and going over the house with a fine tooth comb.
