I think we are at the point, where labor costs are actually going down as most of the labor relies on big national builder's for their work, and with home sales slowing down, we are seeing labor rates competing for work, which is driving down the costs.

All I can afford is to buy land and then I have to hire a builder to be able to get a construction loan and as you know builders charge 10-20 percent of the cost. 3- Can you please tell me where to find the cheap homes that you mentioned?

@Jorge MartínezIf the builder is offering incentives to buy down your interest rate and if there is some negotiation room on price the new builds can be a good investment because you'll have a lower monthly payment and new builds usually come with some type of warranty and will have lower maintenance cost because everything is new.
