Hi, I'm an agent and investor in Westchester I've worked with Doug Smith with Prilolet Law in White Plains on a few deals and have been extremely happy with his willingness to communicate, work together, authenticity and fees. 

Can't beat it because it is hard to be scale and still have the personal and authentic tone.

We have received plenty of bookings through these methods, and we're not professional marketers or photographers...we're just documenting and putting our story out there in an authentic way based on the advice from Gary Vee.We have had a lot of photographers reach out to us and ask to stay for free in exchange for pictures or a blog post, but we have turned them all down and no regrets so far.Mike

You may have to adjust how you market it for the STR market if it's a C+ neighborhood.For example people on the STR rental platforms may not consider it for vacationing, but it may make sense for working professional or people looking for longer-stays in Cleveland or who want a more authentic experience of Cleveland.Mike

Frankly, I see everyone who owns a rental in California just gambling with their future.

Buying and rehabbing used homes can be a gamble - I've placed some that cost as little as $10 - 14k for buying, relocating, rehabbing, renting, etc.

So it's a bit of a gamble in my opinion as opposed to hard money loan,  and you better make sure you have extra good deal.

I identify with the old school and sure as heck appreciate someone reaching out to me if it is authentic outreach and not canned robots.
