I just made my own assertions based on what I physically saw and the conversations that I had.  

You made an assertion that "The SEC issue is pretty much standard".

Some big time assertiveness is needed here. 

You could have created any narrative you wanted to support your assertion, but you've provided us with a narrative that does the opposite 

No, you can't quite just show up with a hose, but perhaps you can mention this to your Inspector-- assert that they SHOULD HAVE thought about drainage here, and ask them to add a note stating something like "subsequent inspections of directionality of exterior stormwater flow are recommended..." 

Perhaps those stats lend credit to my assertions!

I'm not sure that assertion is correct, but perhaps @John Thedford can shed some more light, since he's from the area.  

That way they could assert pressure on the Association keep the homeowners happy.

@Ashley N TauriacScott, I've never claimed to be the most knowledgeable investor on the planet but, with all due respect, I have to strongly disagree with your 'not much to loose (sic)" assertion. 

This process remunerates the bank at some level and more importantly this nullifies their ability to assert a future claim.
