In a perfect world  you won't be paying homeowner pricing but contractors are aware of the value they are adding and aren't afraid to up their prices especially if they can tell you are a newbie.Next - everyone on here is looking for a mentor. 

So don't be afraid to ask a lot of questions.  

Takes some hustle, don't be afraid to pick up the phone and call relatives, and float the money thing past them hard.  

There are a couple of properties I'm interested in that are priced above my pre-approval amount and I'm not afraid to submit an offer based on what I can and am willing to spend, but the agent I'm working with feels it's a waste of her time to schedule a showing for a place outside my approval limit because "there's no way a seller would accept that offer."

I can ask the guy, but he is in his early 20's and I'm afraid he either doesn't know enough about tax deeds or he may know something that he hopes I won't uncover.  

I also have wall heaters in the 2bd and the ba, but not in the kitchen/living room, which I think is to get around the lack of control over the central heat, but I'm afraid to use them because when I first moved in I believe the one in the bathroom overloaded the main breaker and it had almost caught on fire!

I haven't managed to put something under contract still.The unfortunate truth is that I've run out of money, and am afraid to go back to working a corporate job again.

There is TONS of helpful and well-educated people on BP, including myself, though my expertise lies in developing and rehabber, I am knowledgeable on many things in REI so don't be afraid to connect with me and ask away. 

If you are afraid to collect rent you are in the wrong business.
