We found it very successful to do direct marketing along with cold calling.  

I have success in helping my out of states and foreign investors purchase properties with this type of loan.

Unless you have $5 - 10k MONTHLY to spend on marketing this is what you need to do to have any chance for success with wholesaling.  

I'm based in WI and there are several people from NY investing here, some successful and some not---the common thread I see from the ones that are not is that they relied on someone else for information instead of investigating, VERIFYING and doing their own due diligence. 

To provide our buyers the greatest probability for success, we cast a wide net to evaluate ALL vacation rental prospects and narrow it down to the handful that meet the search criteria. 

But I have a ton to learn to make this project successful.

Also, for those whose BUSINESS (as opposed to just investment) is STR, they can scale successfully while their experience and knowledge of the industry may allow them the opportunity to uncover and recognize those few opportunities that will provide a much higher than market risk adjusted ROI.
