That always makes it so much harder to rent, or secure a great tenant.Here's my standard go to list now for long term rental updates:-LVP that looks like wide plank white oak-Ultra Pure white on all the walls-Vertical/ modern stack backsplashes and showers-Pop of color on the cabinets (pop of color can include black too)-Butcher block countertops (lower end) or white quartz countertops (higher end)-Modern light fixtures in brushed brassKeep it neutral still but a couple of style choices with the light fixtures (which are cheap) and it will appeal to the masses.Good luck! 

Are you relocating the sink in the kitchen from wall to island, are you resizing the window in the master bedroom, etc.  

I think @Charles Parrish and @Al Wilson are right on the money with the "auction fever" advice, I've felt it coming on myself and luckily haven't given in, but as far as what Charles mentioned about getting in there prior to the actual auction date, that is something I've not put much effort into myself but know other very experienced people around here who've tried that one every which way they can think of and maybe its a difference in state laws or just common practice amongst the local/regional law firms handling cases here vs there, but they've all hit a big brick wall n matter what method they tried and were just told "wait for the auction day".

Guessing it's really just a bit of wall cleaning and touchups.

Visible dirt/dust on almost every surface, trash (including Q-tips) left on bathroom floor, toilet not cleaned, food splatter around kitchen, smudges on walls, windows and mirrors, list goes on... 

They like to chew and can damage baseboards, molding, walls, etc.

I have been trying to find if there is a wall assembly material that can act as stuctural, shear strength, insulative, interior surface and exterior surface.

The writing on the wall tells us Airbnb will be the biggest player in this space very soon (if they aren't already), and I want a good presence on there, with great reviews and Superhost status.Just my take.

On the loud music, you have to be able to knock on their door and say, "Listen, the music is so loud we can hear it through our walls and we can't sleep... you're going to need to turn that down after 9pm... or whatever the right answer is to you.
