But the ability to diversify by asset type and geography is very attractive, and the true passive nature is something I’m looking for as i get older. 

It is true a manager will likely take around 20% but a good manager can save you money through effective preventative maintenance, and can gain revenue through better pricing, marketing on more channels + direct bookings, and more.  

Is this true for all agencies?

Those connections are true but worth it in many ways.  

2) lead lists, what are some tried and true lead sources for buying lists?

NONE of these "ands" is a guarantee so it mathematically is incorrect to call it a numbers game.it is NOT a numbers game.The harsh reality of the matter is you need to think, and stop accepting opinions from others just because you want them to be true.

All the people I know that invested with them invested pretty recently, so too early to see what the results are.Looking at their numbers "too good to be true" is accurate.

Going beyond standard practices to navigate personal challenges builds lasting relationships and trust, proving that true service means tackling even the most complex situations head-on.

I do think they need success and life experience in whatever you're trying to learn.GinoThat's great advice and so true.
