In my area, if I bought, I would be trying to break even with long term rental and hoping for appreciation (which I know will happen) or with AirBNB I would be able to profit and generate a little bit of cash flow for the area I could invest that has a lot of people flocking for tourism or to get away from the city.

Now Florida a state with a local economy that has likely been ravaged by the pandemic given its devastating impact on tourism and travel is witnessing a massive boom in home prices and turns out home sales are up double digits while net population is declining.

Obviously peak season tourism is not what it was.

Large amount of tourism and a growing area. 

That means that town and surrounding business didn't get the full bump from the tourism. 

Austin Metro is doing pretty good but once the hospitality and tourism industry regains their footing then it will be even better.

Your profit is only as good as the tourism is. 

Two and a half hours West of Nashville is a smaller yet growing and highly appealing town called Knoxville that has many attractive attributes including their college, schools, medical facilities, tech industry, tourism points and out of state vacation buys, stable economy, job growth, income tax rules and great price points for real estate.

There's also a large tourism & hospitality industry here (San Antonio).
