Where to buy a long term rent house at west coast of Florida ?

Hi I am new here :) me and my husband are looking for a long term rental around west coast of Florida as our first investment. We never done this before, tons of questions want to ask.

First ... we are looking for an investor friendly agent:) (narrow down the area ... )

second... we heard about getting a LLC is better than buying a house under our names ... ( we need to get a mortgage ) ... how that works?

It’s like pieces in our mind but don’t know how to put them together and where to start ...
