We draft the jobs ourselves, GC the jobs ourselves, avoid financing whenever possible, and I handle the listing as a licensed real estate agent, so we're collecting all the profit that can possibly be had on each job (aside from the fact that we try to not self-perform too much and mostly sub out the work).

I find it hard to believe there won't be access to some kind of REI meet up somewhere around most anyone these days.I would suggest going to as many REI meet ups as possible.

With that being said, I personally know several people who've had tenants that stop paying their rent and try to hang around for as long as possible. 

Most attention has been directed towards buyers and buyer agency in response to the agreed upon settlement which introduces the possibility of fee shifting depending on whether a cooperating fee is offered.

Combined that can cost $50k+ which they may not want to pay nor their is the possibility they would not they pass the DD report.Nothing wrong with raising money in this fashion (FB or online ads), many do it and are great sponsors.

Now if you could prove they were purposely steering qualified candidates to other units, or failing to market the unit at all, those would possibly be acts of fraud or gross negligence, which can be litigated.
