Just replaced these SOR Lowes.White doors are steel $100 eachBurgundy is solid Oak $180 already coated with a plasticized coating.Took my maintenance guy 2 hours per door including completely removing the old doors & all new trim & caulking.I also get Appliances catch & dent.  

@Nathan Oakes - perhaps you can speak to a local agent and get them to tell you the ARV (after repair value) based on the recent comps they can see.

Recommend checking out Pontiac or Hamtramck before Detroit - unless you are really familiar with Detroit and all its risks for rentals.If you want to stay in the 'burbs, check out Hazel Park, Oak Park, Warren, Eastpointe and Harper Woods.

Hello @Shabreya Bangura - I won't claim "best", but I've closed both business and personal (Purchase, Refi and HELOC) loans with M&F Bank and United Community Bank (formerly Four Oaks Bank) in Raleigh.

I did hickory hardwood floors, new countertops, new stainless steel appliances, Oak furniture (still bought at yardsales), very nice bed spreads, walk in shower with nice tiling, etc. 

Purchase price: $200,000 Cash invested: $50,000 My first investment property in Columbus Ohio, in the city's historic Old Oaks. 3 of the 4 Units are currently rented, bringing in $680, $850, $680/unit.

I received a hardwood flooring quote on 1046 sq ft for $7,200.This is what they’d do: moving appliances, sealing non wooded areas, sanding new/original wood, hydrosanding, screen sanding, staining with Bona, satin finish to match staircase, reinstalling appliances, repair missing boards, remove oak thresholds for flat look and repair master bath header.they’d have 4-5 employees in the project and it would take 4-5 days. $7200 seems like a lot and it’s my first quote (plan to get more). is there a cheaper way to go about this?
