After some quick research I found one gal who's doing exactly this on Outdoorsy.com with the exact trailer (Little Guy Max) I want to purchase. 

IF you do this before the Cash Out Refi period, then that MAX you can get is your current loan payoff amount + up to 2k or 2% whichever is less and also can include the mortgage lenders fees (origination etc) included into your loan as well AS LONG as it doesn't exceed either the 75 or 80% whichever your lender's max is.

I know many will say it’s because for the 8 unit I’m gettin and the 5 unit I have, I have to do portfolio or commercial financing but I can’t get a bank to even do a SFR at 30 AM in my area. 20 is the max I can find.

Hi Max,I would recommend reading books like BRRR or Rich Dad Poor Dad but there are many books out there to read from.
