I'd recommend sitting with at least 3 brokers to find out what their structure is, how they handle errors & omissions insurance, training, what kind of legal/broker support they have in place for a new licensee.  

They have to call in licensees like plumbers or electricians to do basic stuff like changing a light fixture or a garbage disposal.

If so, do I just email the broker and say something like "hey I'm a licensee, but can't help this client, can you help them for X% referral fee, and here's the CAR referral form to sign"?

90% of licensees fail in the first year or two.

I'm a brand new licensee here, retired military, still full time in a GS position. 

I was working with a realtor that had a pocket listing that she showed me and offered as an option to me so I thought an agent could operate as a dual agent but then I see this sentence on this page:"A real estate licensee may not operate as a disclosed or nondisclosed dual agent."

You’re self employed and need a Brokerage to hang your license with in order to function as a licensee/agent, and most likely a Realtor if joining NAR is a requirement of your Brokerage or MLS.Don’t go applying for a desk job or you’re defeating the purpose and flexibility of being self employed.

The law only sees you as either an unlicensed lay person....or as a licensee, as an expert in the field.

They give the licensee an opportunity to resolve the issue before they have to launch a full-scale investigation.
