My application is almost identical to the one found in Mike Butler's book "Landlording on Autopilot". 

Please listen to @Mike D'Arrigo - multis are so tricky in Indy - I like the areas you have picked out, but they don't have many multis -- think about Arsenal heights (and east of there), Crown Hill area (south of butler) is starting to come up - there are duplexes there.

I always use "Butler County Auditor" site for searches, you can run reports off of there that will show you delinquent tax homes.
