You live in one of the biggest REI areas of the country, so smart to take advantage, especially now that they opened up 3 and 4 unit multis to owner occupant low downpayment options.I looked at a great 4 -plex available in Gladstone for $365, will probably go for $385.great deal. good condition. $800 per 2 bed /1 bath unit. quick mortgage calculator puts zero% down monthly payment at $3500, plus then offset with $2400 puts you on the hook for $1100. 

Finally closed on the 4-plex and been property managing for the past 2 months.

You might be able to purchase and house hack the next property, up to a 4 plex, depending on how long you have had your duplex.

I've driven in certain neighborhoods that have 30-40  , 4 plex's..Central Mesa area. 

Or you might have a 4-plex in a C- area, I would keep it separate from my SFR in B+ area. 

Interest rates are a challenge these days, so purchasing a 4-plex and occupying one unit, at least for a while, would be a good strategy.I have a few options in Wyoming that could be of interest.

Most people who are looking to rent only 1 or 2 bedrooms prefer no maintenance places like apartments.In general, a 6 plex should be less maintenance and upkeep than 6 separate houses.
