Both sides of the pond would be a British way of putting it.I find that the Internet and computers have greatly improved the ability to deal with property when not local.I am also a Macintosh user.

The developers try to time the market for a project.So I have seen developers go I will buy now to lock in a low price and pay the carrying costs OR I have seen them wait until new council members get in who are more pro growth OR they wait for a good time of them year to build.For a seller one of the main reasons they do not get a rezone from residential to commercial is the cost and time involved plus once you get zoned to commercial you will get hit with higher assessed property taxes and the land might not sell for years instead of months.Just try to talk to whatever development group is interested and express what points are important to you.

I will clear this up, not all properties are effected by this law in Newark.As of October 2014 it states"The Newark city council passed tonight a new ordinance that will make it harder for landlords to raise the rents of tenants in rent-controlled properties."

There is agentsonline.net but that is for more residential agents.Many times commercial brokers and agents converse over the phone looking for deals, doing deals together, attending conferences together to make connections.When I say asset classes and specialize I belong to ICSC ( International Council of Shopping Centers).
