I think your demands are out of wack, and any wise person would be insulted.You want to write something that has more of a win-win situation, not "let's do business together, but you may lose money and have to pay commissions."

Neither of us has a dog in this fight, I don’t win if he stays, I assume you don’t win if he invests out of state.

Investing in real estate is a winning strategy.

These can be win/wins, but you have to put in sweat equity normally to get things turned around. 

In the end, negotiating at its best is about creating a win/win situation for all parties involved. 

So it's a win all around!

Appreciate the heads up but our thought is: we can obtain much better performing property in the US at a fraction of the cost and the returns will be in US dollars, so for us it is a win/win.

I don't have the capacity to pick up every home run deal for myself- I do however, have clients with very large portfolios that DO have the capacity to scoop them up- either way its a win win for the both of us...I make the commission, and they get an awesome deal.

You can't win if you do not get in the game, period, and absolutely no one is ever given a guarantee no matter how successful they have been in the past.
