I haven't looked at the BP rental agreement, but my take on it was that anything generated by an Oregon specific landlord group would be better than some nation wide supposedly good anywhere kinda maybe customized for each state got it off the internet rental agreement.

I would absolutely rely on an attorney and not to anyone behind a counter or an Internet message board.

My cellphone for my wife and I is $60 per month we no longer have cable or internet we use our cellphones/computer for TV/hotspot etc.

Certainly get permits if zoning even allows you to do this, if you don't know ask the city not the internet.

I do my due diligence reviewing and (internet) researching each application (usually rental history, etc).
