I'd be willing to help you out as much as I can on being compliant, and focused on the things that will get you to the goal. 

Haven't seen a deal in some time that fits the formula (outside the hood) but that time WILL come again.For this point in the cycle we focus on stabilized, high quality assets with in place income and very little risk. 

After you understand RE investing, pick one strategy and focus on that.

I recommend setting your goal(s) first, then circling back to decide which type of property to focus on.

I work with an investor-focused super-agent/broker here in Atlanta.

In our case it looks like the agent is just way too busy with his sales deals to focus on this smaller lease deal. 

One of the markets to be most fearful is Multifamily, which is my focus.

However my focus is on properties with equity.
