You might be better off financing this with a short term fix and flip loan.

This is easier to achieve for short term rentals, and a bit tougher for long term rentals - but I've been getting close for LTRs as of late (closer to 7-8% for LTRs).

It's also helpful to get a read on someone you have to be neighbors with if you're a house hacker.Here are the questions I typically ask a tenant at a showing/inspection, and a number of the wild/helpful/interesting answers I've received over the years as an investor/agent.

Primarily when downsizing they question your occupancy intent (Claiming primary residence on a fixer upper for favorable LTV terms, with intent to convert to an investment in the short term) but everything can be worked out with proper documentation.

For those who have tried Airbnb long term rentals (typical more than a month), how do you factor in the utility bills?

I also thought about buying two houses in the same deal, but my long term broker (the 30% broker) who said they can not do that. 

I believe with a typical subject-to deal you give the buyer authority to handle the loan.
