I come to mainly share what I've learned with almost 2,000 months of rentals, 2 dozen renovations, 10 transactions last year ect. as the whole point is to share freely and give a hand to those wanting to learn.

Just to offer you an opposing opinion - driving down the principle and refinancing is putting a lot of your hard earned cash, that could be used for productive assets, into a bad asset.

As for Vegas it has been highly ranked for multi-family transaction volume.

Some buyers I bring to a transaction for a seller I have been working with for years in preparation for a purchase.The topic creator mentioned he is glad to get rid of this property.

I see services that allow the tenant to deposit cash at a local Walmart, but everyone of these services is a separate product that I would have to license or enroll in. 

Seemingly still a manageable entry price threshold of home product.
