So to make the smart choices, one has to spend time educating themselves to learn a specific niche within real estate - it should be a niche that interests them and that will allow them to apply the skills they have and enjoy using the most.

Specific trades seem to be fine, but you get the general type and its always some kind of semi-scammy nincompoopery.  

Here are a couple reasons why... you don't have to spend advertising dollars and spend massive amounts of time learning how to become an expert advertiser while at the same time trying to learn Real Estate...It  allows you to focus on developing your acquisition skills, negotiating, evaluating, at scale and at little to no cost.

. - set up overdraft protection for your checking account (if you dont have one, get one; local bank would be better than national ones)- consider going to trade school or doing apprenticeship (plumbing, electrical, HVAC). really helpful skills. really

It is a determination based on the reality of the relationship between the service provider and the taxpayer paying for the services.Not likely she'll be appropriately classified as an IC unless she sets her own hours, is free to perform the work without instruction, provides her own tools/supplies, and/or is otherwise involved in a cleaning trade or business for many clients outside of her parents, etc. 

Housing at first glance appears expensive, but with a little analysis you find out that housing trades at only 4.5x incomes here making it pretty affordable measured against how much you make. 

Right now also might be a good time to do cash out refinance on your primary or maybe your rentals.As a firefighter I think you would know all the trades. 

While you're in the learning/networking maybe phase see if you can get a job helping out in some trades type work with an investor who flips properties instead of washing dishes.
