@Andrew Freed @Katherine BlazerI appreciate both of y’all a whole bunch I will definitely order the books you have both recommended and thoroughly read through them and yes I am ready to take action it’s scary to even think about but I have to learn to get over that fear and keep analyzing and researching til I find something that I’d like to get into I want to start in multi-family investing and hope to start by the end of this year like you said Katherine having a little track record can go a long way with potential investors in the future because you can show them that you know how to do the deals and that you have implemented that into your own life and that you can be trustworthy again I appreciate both responses many blessings.

We had a few that faked background information and we were glad we screened as thoroughly as we always have.

You should be able to tell if there is water intrusion from the recent snowmelt (assuming someone isn't there to cover things up), and a thorough home inspection will tell you the rest.Time is important, more then likely they will want to be rid of this thing (depending on how you present your findings...) rather then a few thousand extra bucks on the sale.

As others have mentioned, to prevent such problems, hire a service that regularly caters to thoroughly cleaning the property and performs pest maintenance and control.

As well as looking at Zillow, you can also look at vacation rental listings on websites like Airbnb and VRBO to get a clearer picture of the market. If you don't have a location in mind already, you'll have to do more thorough research.

Rather than people just saying a property is a good investment I would love to have someone prove that I am wrong by having a friendly and constructive argument that consists of a thorough and complete analysis.Stick one toe in the water at a time and wait to see how the temperature feels before you regret finding out that you based your projections on a totally incomplete analysis.
