I found BP about 6 months after purchasing my first property and once I started reading I thought I had made a terrible mistake buying a property with monthly revenue just below 1% of purchase price.

I realize that the Cash on Cash returns on the SFH I'm exchanging into are pretty terrible but with the large down payments via the 1031 I'm going to get equivalent cashflow with a little bit of additional debt. 

Investors know that people in pre-forclosure are able to get out of a terrible situation and move on, and the investors also get a new project.
