If so how will that affect our tax returns if filing separate?

Greetings BP folks,My wife and I are negotiating a deal in our area for a home that has a tax lien from the city and county.We have been working with the seller for quite some time and were offered the opportunity to purchase the home at a great price, we also have agreed to pay off the tax lien in addition to the purchase price. 

We've reviewed commercial contracts for sellers, foreclosures (as trustee), construction litigation, and a good friend does ad valorem tax protests/litigation.

Make sensible financial decisions by allocating funds for unforeseen fees, insurance, property taxes, upkeep, and mortgage payments.

So, I sent email asking PM why there is late fee existing?

I would like a fee schedule where I would pay per call if possible, as opposed to a monthly rate since most things I will take care of myself, except those items listed above since I’m not in the area. 

As someone new to tax lien and deed investing, I've been studying up to get the hang of it.

I know this is tax deductible, but I'm wondering if I would claim the entire deduction on my 2022 taxes or is this something I spread out over a few years?

I wonder should I keep it on rent 3500 per month on an average.Property management fee : 300 Maintenance issues: 600 a year on an averageMortgage left: 350K If I decide to sell I might make 700-800K cash.
