I'd like to get started but am not sure where to start as an out of state investor.

I started with flipping properties, then started doing direct-to-seller marketing, and transitioned our operation to wholesaling only.

Has anyone had experience with purchasing or considered purchasing a building with a sinking foundation?

They have a learn as you go mentality as far as training goes so I feel you need to be a bit more self-motivated starting out as opposed to if you worked for a more well-known brokerage with a more formal training program. 

The only thing that might prompt me into more aggressive action would be if the municipality started issuing a fine each day that I know I would never be able to recover from the tenant and even then if the items had value to the tenants, I might still put them in a storage unit and charge the tenant back for that until the eviction was complete.
