If you have the tenant replace the filter (you provide the filter) you would still have someone in the area that might spot problems (HW heater, busted window, dripping pipe, etc.)

Since you bring up Star Trek, then let me add that I really look forward to the day we have a teleport device to beam us from one spot to another.So as landlords all we need is to build a corridor or with say 10 doors.

Again I think walking distance for students would be key in this area.The final spot that I've seen units going for under 100k is in Bowe Apartments.

I have had a few properties (in lending) with the in-law quarters, usually a nice add as they are in demand.I'd say, now that I think of it, that if one has a large finished basement with bedrooms down, adding that efficiency kitchen would be an excellent improvement as they came in higher here than the cost of putting in some cabinets, a spot for a stove a fridge.

There tends to be a "sweet spot", at least there is in my market ... prices go up exponentially as you near the beach.

Yeah there are risks but nothing is 100% fool proof.Did have a dog once wandered along the fenced backyard and peed at various spots I assume he was marking his territory.Kids seem to be well behaved.
