If you are going to target mostly off-market the license will just be a cost, and some brokerage you attach to will spam your in-box all day with "You don't wanna miss this" meetings, etc.I think the more consistent and targeted synergy with investing would be General Contractor. 

Since the 2 units were remodeled at what appears to be over 100k spent, the new appraisal came in at 750k.

However I spent all my money on the condo's and while financing for other properties is available most require 20% down which I no longer have.

@Stephanie Ro I actually went for a condo because of the best money for the bed/bath combo that is the largest factor in price renting to students, and also exterior maintenance and landscaping and being able to offer a pool/volley ball court/basketball court that checks the boxes for the kids. :)

Ideally, that agent could also recommend me in Austin, but that's not necessary.Anyway, like I said, my primary focus will be to see the people with whom I spent time in Iraq, but if any agents or investors have some time on Sept 4-6, I'd love to buy you a beer.
