Has anyone here had any experience with this product?

There is an assumption about the financial sophistication of the seller on a lease/option deal vs. the buyer.

Hearing advocates of operating lose and with disregard seems to impress newbies, sounds cool, but that certainly not the way professionals conduct business, at least here and I'm in the heart of the Ozarks, not the most sophisticated business environment on the face of the earth.

I had a potential wholesale lease option on a seller of a condo in AZ who also had 5 more in the complex, but she was being unreasonable, not wanting to accept our terms, and the HOA didn't make sense.All in all it was a very productive day.

You know the product will meet all current codes and floors should be level etc.I do most of my infill builds in historic areas because I love the look of historic homes but not so much the layout.

Love investing in my 50k distressed houses with this product.

@Nathalie Hirsch There are certain 'safe harbors' and guidance from the IRS in connection with vacation home rentals.The IRS will not challenge whether a dwelling unit qualifies as §1031 exchange property held for productive use in a trade or business or for investment if: (1) the relinquished property is owned by the taxpayer for at least 24 months immediately prior to the exchange and a replacement property is owned for at least 24 months immediately after the exchange (the “qualifying use period”) and (2) within each of the two 12 month periods constituting the qualifying use period, the taxpayer must: (a) Rent the property to another person or persons at a fair rental for 14 or more days; and(b) The taxpayer’s personal use of the dwelling unit cannot exceed the greater of 14 days or 10 percent of the number of days during the 12 month period the dwelling unit is rented at a fair rental.

If you have a problem it will be most likely be associated with the installation, not the product.

For $197/mo I believe you should have access to all modules.I still believe it's a good s/w product but I already pay for a local CRM that works for my biz and opted not to use FreedomSoft.I hope this helps.Happy Investing!
