I however have no idea how to go about structuring a deal that would work for both the investor and myself for something like that.

I'd try to find something that needs some work and can rent well.

This is something that irks me about lenders (HM or any others).  

If you're already at your max and will deplete your savings just buying the house, I wouldn't get something where you need to do major renos.
