This tenant is the only one on the lease, although she has 2 roommates who have been paying significant portion of the rent to her (I inherited this when I bought the property 9 months ago). 

In my experience once one of these roommates decides to leave for any reason it starts to fall apart.

Once you get to $10k, you can put $3,500 down on a $100k 3/2 house and get 2 roommates to pay the mortgage/maintenance.

I am a student of The University of Akron, I live with 3 other roommates, we were all sent lease agreements.
