This is my very first time renting the unit as I purchased it a couple of months ago.Though they are requesting application, but being out-of-state is not instilling confidence in me.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

On the balance, it is better to rent M2M in that situation. 

Property management was 10% of the gross monthly collected rent.

We’re actually potentially  looking to move from owning to renting, so I don’t know if the qualifications would be the same for that situation.

I use All State, one of few willing to insure our properties due to the college students who may or may not rent the apartments.

I lived in one unit while renting the other unit out.
