Maybe you can turn it quicker, because the rehab is fairly simple. 

Especially in markets like Denver and Dallas which are experiencing huge amounts of population growth.We are probably due for a recession anyways, but the political atmosphere could push us into one quicker, and maybe a little harder than in a normalized environment.

Seems that central adds a lot more value (higher ARV, and quicker sale time) than $1100.

Since you have buyers already, you can tell them that, that you can get them a quicker sale at the the price agreed, now you do your negotiation as to what they can get, then you can say, tell ya what, I can take care of this....trust me, they don't care if they are a motivated seller.

I still think this is easier and quicker and best of all Free to do it.

.,   For a rehab to flip & sell, the amount of repair will probably be higher so you upgrade enough to get a quicker sale than the other houses currently listed. 

Right now inentory is kind of low and a seller's market that is generally helping cash buyers because they can close quicker.
